We want to thank everyone who participated in our past community consultations and engagement events. Your valuable input played a significant role in the preparation and subsequent approval of the hybrid planning application for the redevelopment of Stretford Town Centre.
Since obtaining hybrid planning permission, we've been refining and improving the masterplan to address your comments and resolve constraints to realise new opportunities.
Please read through the next few pages for more information and share your feedback on the last page.
This consultation refers to the same area as the previous Hybrid application which incorporates Stretford Mall and wider town centre.
The site has been subject to two recent planning applications:
The town centre masterplan
Hybrid planning consent which included full planning permission for the demolition of specified Mall buildings and outline planning permission for a mixed-use development

Stretford King Street
Full planning consent for selective demolition works including the removal of the existing King Street roof structure, making good of exposed building fabric, alterations to existing building elevations, alterations to the external elevations of the multi story car park including and relocation of the ramp, creation of commercial floorspace, works to the existing access from Kingsway and internal road layout and public realm and landscaping works.

In addition, Trafford Council’s Kingsway highways works are progressing. This includes improvements to the public realm, highways and infrastructure.

This consultation relates solely to the outline element of the Hybrid planning application and does not impact the ongoing King Street work which has full planning approval or Kingway works.

Since the original application was approved, Trafford Council and Bruntwood have continued to progress and evolve the development proposals, taking into account changes that have taken place in the wider locality (King Street and Kingsway) and also responding to retail servicing requirements, technical constraints and the retention of Aldi.
As a result, the following changes are proposed to the original masterplan:
Aldi to remain in its current location with improvements to the surface car park
Re-orientation of the park to provide better connectivity through the site and allow views of St Matthew's Church
Reimaging of the building heights across the site
Creation of retail walking circuit through the park, along Chester Road and into King Street
There is no intention to amend the overall volume of development which includes up to:
800 residential units
13,000m² for commercial, business and service uses
2,800m² for public house/drinking establishment uses
720m2 for learning and non-learning institutions
2,400m2 for local community uses
A new central park will be at the heart of the new Stretford town centre.
This will be a major new public open space, which will also act as an important new green route through Stretford.
As shown below, we propose that the main central park is re-orientated to provide better connectivity through the site, reflect the proposed location change to the Market Hall and allow north/south views and easier walking routes towards St Matthew's Church and Victoria Park.

The retention of Aldi and a review of the wider masterplan has allowed the project team an
opportunity to review the proposed maximum heights across the site.
The proposed changes seek approval to reduce building heights towards Barton Road, Wellington
Street and Church Streets (two to three-storeys) with a slight increase the maximum heights proposed in the centre of the site development (four and six-storeys) with a pocket of a maximum of 10 and 12-storeys next to the seven-storey Arndale
House and the six-storey multi storey car park only. These are maximum height parameters.
This approach allows for a better stepped transition to the neighbouring, predominately low-rise residential properties around the site.
